This is the stage people most want to skip, and the one that pays back most. Leaving cleared ground for a few weeks — a growing season if you can — lets dormant roots and weed seeds show themselves while they are still easy to deal with. Anything that comes up can be removed before the lawn goes down rather than through it. On a garden neglected for years, a few weeks is not a delay worth resenting.

On a mature suburban plot this matters more than anywhere. Tree and hedge work changes the light across the whole garden, and a lawn laid under a canopy that is about to be lifted or thinned is a lawn laid for the wrong conditions. Doing the tree work first means the turf goes down into the light it will actually live in — and it means the heavy, messy work is over before there is a lawn to protect.
On ground that has just been cleared, seed has one real advantage: it is far cheaper, so if regrowth does come through and the area needs redoing, you have lost much less. It also gives the ground longer to reveal its weeds before anything permanent goes down. The trade-off is months rather than weeks and a narrow sowing window — but on a large post-clearance area it deserves considering.
